CompanyCam alternatives for cleaning companies
An honest read on CompanyCam, Manifold, Swept and CleanTelligent for a two-to-twenty-cleaner company, and the one question that decides it.
Free to use. No email address, no download form, nothing to sign up for.
Most people searching this are not unhappy with CompanyCam. They are looking at $63 a month for one user, forever, and asking whether there is something smaller for what they actually need.
So the useful thing is not a feature table. It is one question, answered honestly before you spend anything.
The question that decides it
Who is the finished thing for: you, or your client?
If the answer is you — you want every photo your crews take, searchable by site and date, so you can find anything later — then buy CompanyCam. It is the best product in the category at that job and nothing here does it better.
If the answer is your client — you need one thing a property manager can open, that answers a query about one building on one night — then a photo library is the wrong shape of product, and paying per crew member for one is the wrong shape of bill.
Two more questions decide the rest. Will your cleaners install an app and keep a password? For a lot of part-time hourly crews the honest answer is no, and every per-seat product depends on yes. And is your problem one named problem, or eleven? If it is one, do not buy a platform.
The options, honestly
Prices below are the published rates at the time of writing, September 2026. Check them before you buy, because everyone in this category moves their pricing.
CompanyCam
$63/month single user; $99–$249/month for teamsThe category leader. A native app that turns every crew photo into an organised, searchable, timestamped internal library, by project.
- Suits
- Contractors who need their own records to be excellent, and whose crews will install an app and hold an account.
- Against
- It is built for the contractor's records, not as a document you hand a client. Every crew member needs a seat, and the cost never stops.
Manifold
About $16 per user per monthA cheaper take on the same idea, with checklists and 3D scanning added.
- Suits
- A small team that wants CompanyCam's shape at a lower price and does not mind a smaller product.
- Against
- Still per-user, still an internal library. Same shape, less money.
Swept
$30–$225/month by locations, plus a $250 setup feeA janitorial workforce platform: scheduling, time tracking, multilingual crew messaging, inspections.
- Suits
- Companies whose real problem is scheduling and knowing who clocked in where.
- Against
- You have to onboard your crews onto a platform. If two field-service trials already failed at your company, this is the same fight again.
CleanTelligent / Otuvy
From $175/month; around $250/month for the fuller versionThe deepest inspection and quality-control toolset in the category, with scoring and trend reporting.
- Suits
- Contractors holding accounts that demand formal QC scoring, typically above about 25 sites.
- Against
- It is a QC system. For an owner answering one email about one building, it is a large amount of product to buy and configure.
Janitorial Manager
Custom, commonly quoted from around $1,000/monthA full janitorial ERP: work loading, inventory, bidding, inspections, budgets.
- Suits
- Larger operations with an office team to run it.
- Against
- Not a serious option for a company with two crews and 11 buildings.
A group text and a Drive folder
FreeWhat most of this market actually uses, and it should be said plainly.
- Suits
- Anyone who has never yet had an invoice withheld. It costs nothing and everyone already knows how.
- Against
- A photo thread cannot be sent to a property manager, and a week later nothing is organised by site or date.
The per-seat problem nobody prices in
Every product above except the last one charges by the person, or needs every person set up in it. That is fine for a trade where the workers are full-time and keep the same phone for three years.
Commercial cleaning is not that trade. Crews are hourly, often part-time, frequently changing, and often not reading English first. Each new crew member is another seat to add, another install, another password to reset at 22:50. This is the real reason field-service trials fail at small cleaning companies, and it is rarely about the software being bad.
Whatever you choose, weigh it on that. A cheaper product your crew will not open costs more than an expensive one they will.
What to try before you buy anything
For a month, do it by hand. Pick the two sites where you have had trouble. Take the same three photos every visit, write the completion time, and send a short record with the invoice.
Two things come out of that month. You find out whether your property managers respond to it, which is the only test that matters. And you learn exactly which fields you need, so you buy the right tool instead of the first one.
Our free proof of service template and inspection checklists are enough to run that month without paying anyone.
We are the option that does not exist yet. That is worth saying plainly.
JobEvidence is being built for exactly the gap above: one paying account for the company, no app and no login for the crew, and a finished page addressed to your client rather than a library for you. It is not open yet, so if you need something tonight, buy CompanyCam.
